A property carries a public title and an assessment every year. In the United States, since March 1, 2026, FinCEN requires reports on non-financed transfers of residential property to entities and trusts, beneficial owners included.5 In the United Kingdom, HMRC’s Connect system, which held 55 billion items of taxpayer data by 2023, draws on the Land Registry.6
Title, tax, utility and permit records joined owner by owner, so that value, occupancy and use are inferred continuously instead of filed once a year.
